Our modern prefab houses are built efficiently in a matter of weeks and installed in just days, with all services, trades and materials project managed and architecturally supervised in our prefab shop near Quepos.


Regardless of the type or style of house selected, our team of skilled professionals guides each project from start to finish through each of the following stages:

Initial Visit

Visit our shop in Paquita near Quepos to see the production and meet the ManuPrefab team. No Cost

Architect Consultation

We will send you a programming document to fill out which defines your project and establishes a budget. Meet with ManuPrefab and our architectural partner Nils to discuss your project program, budget and site specifics. Following this meeting, ManuPrefab will provide a brief and a budget estimate for both your project and for the next stages. No Cost

Site Inspection

The architect will visit your land to conduct a full analysis and discuss the pre-designed or custom-designed house style that will best suit the site’s landfall, orientation and views. Depending on site specifics he will further require contour lines for you building site.

Design Fee 8% of Cost – This deposit is later deducted from the first contract payment. Includes  all standard fees until finished permit.

Concept Design

The concept design, including floor plans, site plan, window schedule and an 3D model of your new home, will be presented at a meeting. Covered by the Design Fee

Construction Documents

ManuPrefab prepares construction documents for permitting which are reviewed by our local architect partner Dott Architecture, for approval by the college of engineers and your local municipality. Once approved, a full set of architectural drawings, including detailed interior specifications, are prepared and any changes to the original design are re-costed.

Project Costing

Following concept design, ManuPrefab will prepare a fully fixed price costing that includes all architect and engineering fees. Once you have approved the ManuPrefab costing proposal, a preliminary agreement is signed and a deposit is paid.  Covered by Design Fee

Contract Signing

ManuPrefab prepares a standard residential housing contract for your fully documented home which includes the downpayment and the payments plan. Once contracts are signed, a building permit is organised with the local municipality.

Cost – Down payment which depending on project size and contract payment plan.


Your house will take approximately 12 weeks to construct in our factory. ManuPrefab allocates a qualified engineer to project manage your build, and clients are encouraged to visit to inspect progress. Architect Nils Hammerbeck will also make weekly inspections of your home during construction. Cost – Progress payments as per contract

Delivery & Installation

During construction of the house in our shop, ManuPrefab will organise the installation of your footings and additional construction like infrastructure, pools or retaining walls. Once your building is complete, your house will be transported to your site and typically installed in just days on the foundations. Final onsite finishing usually takes between one and two month. Cost – Progress payments as per contract

Cleanup and Final Inspection

Cost – Final payment depending on payment plan.
